Small Acreage Management #924697

Asked February 17, 2026, 12:56 PM EST

Hello, My husband and I recently bought 2.5 acres on 6900 Rd, cross of Orion Trl, in Montrose, CO. It is raw, undeveloped land that has what we thought/told was a marsh, but it is and should be a pond for tailwaters from the farms above, east, us. We have spoken to the Ditchrider, the county office, and they have told us that it would be best to clean up the marsh and make it more of a pond. Then we told we should put in an irrigation system to water the lower part of our property. The Ditchrider told us that the area where the marsh pond is at is in need of "de-watering" and this way we can utilize our water shares. So my question is, how and what is the proper way of doing this? We want to make sure we take the correct steps to help this pond benefit us as well as the natural plants, wildlife, and the neighbors as well. Thank you
